What are the payment terms for the lease, and when is payment required?
Payment terms can be negotiated – monthly, quarterly, bi annually and annually. Council's preference is that tenants are on a Direct Debit to be deducted monthly. The direct debit would come out on the last day of the month. The monthly invoice would be raised on the 1st day of the month.
Who is responsible for repairing the fence on the southern boundary in the event of damage or washover?
Fences are the responsibility of the tenant once a lease has been entered and are to be maintained in the same condition as at the starting date of the lease.
Council accepts no responsibility for the security of stock during such time that fence could potentially be damaged during large rain events.
Council wishes to be informed in the event that any fences are damaged, especially if wash out occurs.
Regarding the stormwater retention pond on Hennessey Drive (1-acre land), if I fence it, can I utilise the grass for animal grazing?
This is a separate property. No animal grazing is allowed.
Who is responsible for controlling Johnson grass on the leased property?
Weed control is the tenants responsibility.
Am I permitted to erect a temporary shed to provide shelter for my animals during harsh weather conditions?
Council would consider submissions which provide details of proposed temporary structures.
Proposed sheds/shelters would be subject to approval through the standard Development Application approval process. Parts of the property are subject to temporary storm flooding and construction of temporary sheds/shelters would not be permitted in these locations.
Council must be provided with plans for the shed in advance for review and approval.
Are pasture improvements allowed on the property?
Council has requested a copy of a Farm management plan should be provided with Lease/Licence submission. This plan should provide details of any proposed pasture improvements for the property.
